香港, 2024年9月2日 - (亞太商訊) — 信誠證券9月2日發布簡報稱,新世界發展(0017)發財務表現更新通告,集團預期,全年度將可能錄得持續經營業務核心經營溢利 65 億至 69 億元,按年減少 18%至 23%,主要由於期內落成並移交的主要項目,包括柏傲莊第一及第二期,缺乏收益確認。另外,將錄得股東應佔虧損 190 億至 200億元。
信誠證券報告指出,新世界發展雖錄得溢利減少,但出售虧損及減值均為帳面虧損 ,對業績影響僅屬一次性。因其去年底完成售出新創建逾 60%股份,帳面錄得虧損 83 億元。該帳面虧損只會在今個財年的業績上反映,性質屬一次性,且帳面虧損對營運現金流並無影響,故其整體財政狀況仍然穩健。
整體看,物業銷情理想,資金回籠加快。新世界發展積極出售物業及非核心資產套現,其中啟德全新臨海住宅項目「柏蔚森」,合共售出逾300 伙,佔可售單位逾 72%,屬本年度暑期市區全新盤銷量最高,套現逾 21 億元,冠絕所有全新盤。非核心資產銷售方面,根據資料顯示,今年新世界已售出荃灣愉景新城商場及停車場全部權益,套現 40.2 億元,小股東應剛投票贊成出售前海周大褔金融大廈北塔的部分權益,資金回籠約 15.6 億元。
